Pace Properties is seeking an Associate/Assistant Project Manager who is versatile, detail-oriented, diligent, independent, and interested in overseeing a diverse range of value-add multi-family projects.

As a small company, the candidate will be exposed to all facets of property investment and will be helping to ensure the company maintains its position as the most active ADU multi-family investor in San Diego.   • Most important – honesty, communication, and organizational skills
  • Construction Management or Architectural degree preferred with 3+ years’ experience; bonus if multi-family or ADU exposure
  • Comfortable working in the uncertainty of a young company, with a consistently evolving agenda, willing to take initiative and help wherever the firm may have a need
  • Proficient in requesting bids from multiple contractors, evaluating proposals, tech savvy & able to handle deadlines
  • Must be local with ability to travel via car to project sites 1-2x per week and periodic office visits
  • Experienced in Excel, Word, Google Drive, PDF, CAD, Bluebeam, MS Project, or Procore

What you will do as an Associate/Assistant Project Manager:
  • Potential tasks include concept, planning, design development and design team management, entitlement, permitting, bidding, financing, contracting, construction management, project close out, post delivery punch
  • Entirely focused on multi-family renovations, permitting and construction of ADUs – this means visiting active renovation projects, developing relationship with meeting with the various vendors, and communicating changes to the budget status
  • Responsible for attending and leading meetings with architects, MEP engineers, landscape installers and GCs including agendas, minutes, task-tracking
  • Participate in new acquisition due diligence inspections and lead follow-up efforts
  • Collaborate with our General Contractors, problem solve change orders & conduct inspections to ensure the design and scope is being executed to plan
  • Assist and lead in the creation of detailed budgets and scope of work for each project followed by full ownership and responsibility to deliver project under approved budget
  • Make sure work is being done properly, to code and/or per our design plan
  • Help Pace Properties grow and improve by identifying points of inefficiency and recommending improvements
