Job Description: A commercial construction project manager plans and oversees the building process of various construction projects from start to finish. Key responsibilities include building on schedule and staying within budget—retrieving the necessary permits to construct in certain communities and communicating the client’s project goals to the subcontractors and construction workers.

Core Function & Responsibilities:
  • General knowledge of all trade scopes, project drawings and specifications;
  • Choose and collaborate with subcontractors to understand technical aspects of various scopes for proper methods of construction;
  • Working with architects, engineers, inspectors and other third-party agencies when necessary;
  • Project budget development to include value engineering efforts when possible;
  • Develop project construction work timetables and schedules (collaboration with project subcontractors);
  • Project buyout and contract process management (with USC director of preconstruction);
  • Submittal process management;
  • Job cost reporting—updating important metrics for the project as needed;
  • Material, equipment and scheduling needs;
  • Lead project owner and project manager coordination meetings;
  • Knowledge of sequencing work and strategies for effective scheduling;
  • Billing (update USC controller on progress and completion percentage for monthly billing submissions);Work with USC controller and office staff regarding necessary project reporting requirements;
  • Verify subcontractor performance, quality and invoicing;
  • RFIs;
  • Change order estimates and processing;
  • Close-out procedures;
  • Proactively identify issues and creative problem solving
  • Other duties as assigned

Organizational duties to include: 
  • Contribute ideas and suggestions for better organizational processes;
  • Attend company meetings and training as required.

Compensation: Annual salary range: $75,000—$115,000 (commensurate with experience)
