Position Summary: The Preconstruction Integration Manager is a cross-functional role supporting both USC Builds’ Subcontracting/Self-Perform Division and its General Contracting Division. This position ensures accurate, timely, and strategic alignment between design development, estimating, bid preparation, preconstruction planning, and operational handoff. The role combines high-level conceptual estimating capability with detailed preconstruction and project setup responsibilities, enabling USC Builds to deliver precise scopes, competitive pricing, and seamless transitions into construction.
Key Responsibilities:
1. Estimating Support Across Both Divisions
- Prepare detailed and conceptual estimates for GC and self-perform scopes, including quantity takeoffs, budget development, vendor outreach, and pricing analysis.
- Develop scope narratives, alternates, VE options, and clarifications tailored to each division’s delivery model.
- Create, manage, and refine bid documents, drawing markups, spec reviews, redlines, and constructability notes.
- Support GC bid packages, including vendor list development, virtual plan room setup, and coordination with subcontractors.
- Support self-perform estimating including metal framing, drywall, acoustical systems, selective demo, and carpentry.
- Lead design coordination efforts for GC and self-perform scopes, including drawing reviews, constructability assessments, and scope alignment checks.
- Facilitate and document design meetings with owners, A/E teams, and consultants.
- Support entitlement processes, municipal submissions, grant documentation, and code/permit coordination when applicable.
- Conduct site walks for existing conditions verification, documenting critical constraints and field-driven impacts.
- Perform comprehensive alignment reviews comparing estimates, final drawings, addenda, client directives, and contract scopes.
- Translate awarded estimates into cost-coded budgets in Foundation or comparable software for both divisions.
- Prepare QuickBid and On-Screen Takeoff files for handoff to Project Managers.
- Set up structured digital project folders on Teams and maintain accurate, organized preconstruction documentation.
- Participate in all buyout meetings, document scope gaps, risks, alternates, and clarifications.
- Own the creation and coordination of complete submittal packages, inclusive of product data, shop drawings, samples, and code requirements.
- Lead project kickoff meetings for both GC and Subcontracting teams, ensuring full briefing on scope, budget, schedule, and special project considerations.
- Coordinate early procurement, mobilization planning, and measurement verification processes with Field Management.
- Maintain and enhance subcontractor/vendor databases, including new lead generation, capability tracking, and bid-target alignment.
- Communicate with owners, architects, AHJs, utilities, grant administrators, and project stakeholders throughout the preconstruction phase.
- Support self-perform procurement by aligning material specifications, quantities, and logistics with field teams.
- Identify and eliminate gaps between estimating, preconstruction, and operations.
- Develop standardized SOP’s and templates for scopes, VE sheets, takeoff procedures, bid packages, and handoff documentation.
- Provide recommendations to senior leadership for process improvements that enhance accuracy, clarity, efficiency, and profitability.
- Mentor internal team members on best practices in conceptual estimating, scoping, drafting, and preconstruction workflows.
Qualifications:
- 5+ years of estimating and/or preconstruction experience in commercial construction across multiple sectors.
- Strong ability to bridge design, estimating, and field operations.
- Proficiency in Bluebeam, OST/QuickBid, Microsoft Office 365, AutoCAD or similar drafting tools.
- Experience supporting both conceptual and hard-bid estimating processes.
- Exceptional documentation, communication, and coordination skills.
- Familiarity with multi-family, commercial interiors, tenant improvements, adaptive reuse, and affordable housing is preferred.
- Drafting, design, or architectural training strongly valued.
- OSHA-30 and relevant industry certifications preferred.
Compensation:
- $85,000-$95,000 per year based on experience
