Livingston Associates has partnered with a local company to support them in their search for their next Director of Construction and Development. 

The Director of Construction & Development oversees all real estate development and construction activities from site acquisition and due diligence through design, entitlements, budgeting, and project delivery. This role provides strategic leadership and hands-on oversight to ensure projects meet company standards for quality, schedule, and budget.

Ideal Candidate
An experienced construction and development leader who can manage complex projects from concept to completion. Strong technical expertise, financial acumen, and the ability to operate at both executive and field levels are essential. This person is a clear communicator, skilled relationship builder, and decisive, results-driven manager known for delivering high-quality projects on time and within budget.

Key Responsibilities

Development Leadership
• Lead full project lifecycle, including feasibility, design coordination, entitlements, and construction.
• Support due diligence and underwriting for acquisitions and new opportunities.
• Coordinate with municipalities, engineers, architects, and consultants to secure permits and approvals.
• Assess feasibility, schedules, and pro forma assumptions.

Construction Management
• Oversee construction operations, including design-build and third-party contractors.
• Develop/manage budgets, schedules, and quality standards.
• Lead RFPs and contract negotiations.
• Implement project management systems, safety practices, and reporting standards.
• Conduct site visits and project meetings to ensure progress and compliance.

Financial & Strategic Oversight
• Partner with Finance to monitor project costs, cash flow, and forecasting.
• Align construction draws, budgets, and reporting.
• Identify cost-saving and efficiency opportunities.
• Support long-term capital planning and portfolio strategy.

Stakeholder Relations
• Serve as main liaison between ownership, contractors, consultants, and government agencies.
• Maintain strong relationships with officials, community partners, and design professionals.
• Represent the company at public meetings and industry events.
• Strengthen networks to enhance the company’s reputation and attract talent.

Qualifications
• Bachelor’s degree in Construction Management, Civil Engineering, Real Estate Development, or related field preferred.
• 10+ years of progressive construction or development experience, including 5+ years in a leadership role.
• Experience in residential or manufactured housing development.
• Strong knowledge of permitting, zoning, site work, and infrastructure.
• Excellent communication and leadership skills.
• Proficiency with project management tools (MS Project, Procore, etc.).
• Valid driver’s license.
